Buyers are still out there, especially in established family-friendly communities like West Terrace and Riviera, where detached homes are in high demand. I’m also seeing a surprising uptick in interest for townhomes and apartment-style condos—especially from downsizers and first-time buyers who want affordability without sacrificing lifestyle.

We saw 126 new listings hit the market recently, with 75 sales closing in February alone. While that means more choice, it’s still not enough to meet demand—which is why well-priced homes are moving fast. Homes that shine (you know—clean, staged, and cared for) are catching eyes quickly.

Let’s talk about new construction, because Cochrane’s growing—and fast. Developers are busy in Heartland, Fireside, Southbow Landing, and Heritage Hills, where brand-new homes are popping up with price tags averaging around $692,000.
